Managing investment projects

Domus Kinnisvara offers a management service for investment projects to both private and commercial clients. In addition to Estonian immovable property projects, we are ready to offer investment management in the Republic of Bulgaria. The management of immovable property investment projects includes management of the entire process, from ideas all the way to the reaching of the result agreed upon with the investor, whereas the result may be a commercial property producing a stable cash flow as well as successfully sold land or buildings.

The most important stages in immovable property investment management:

  • preparing analyses (including a standard analysis, environmental impact valuation, market surveys, developing the best legal solutions, etc.). In order to develop an existing immovable property object look at the immovable property valuation service,
  • investment object selection, the organisation of financing for its acquisition, holding negotiations and preparing contracts for concluding the transaction;
  • preparing detailed plans and project documentation for buildings, including the selection of a designer (if necessary, putting together an idea competition), price negotiations, preparation of contracts, substantive management of planning and construction projects in order to achieve the owners objectives;
  • organising construction procurements, managing construction works and organising owner supervision;
  • organising the administration of immovable property and the necessary procurements for this purpose, preparation of contracts and the concluding of contracts on the basis of an authorisation;
  • brokerage service for finding users (lessees) or buyers for the property, the preparation of related contracts and the conclusion thereof on the basis of an authorisation. Depending on the object, the brokerage service also covers the preparation and implementation of the entire marketing plan;
  • if necessary, finding a buyer for the investment project developed to completion from among investment funds or other asset management companies, holding related negotiations and preparing contracts for concluding the transaction.

In the case of ordering works performed via subcontracting (design works, construction works, partial expert valuation, administrative services, etc.) we hold negotiations with several tenderers to attain the optimal price-quality ratio. The management fee for investment projects is agreed upon each time and it depends on the contents of the activity and the volume of the project. Agreements are also possible, under which Domus Kinnisvara carries a portion of the costs associated with the project and in return acquires a corresponding holding in the investment project.
